The Five Findings That Matter

1. The guarantee IS the product — and this niche runs a warranty arms race

Every winner leads with a named promise: HomeTeam advertises a “$1 million termite warranty” plus “Our service is 100% guaranteed, every time”; Orkin's 30-day Termite Guarantee promises a “full refund — including your treatment and any prepaid monitoring”; Western Exterminator sells a transferable in-house structural timber replacement warranty (the escrow story); CPL stacks guarantees owner-style (“I GUARANTEE IT…or it's FREE!” → 30-day → refund plus $25 for your time) behind a named product (“Termidor… 5 Year Guarantee to this treatment”); NW offers “Free Re-Treat Service”; Green Home a “Termite-free Guarantee.” The template move: HomeTeam's named-dollar warranty architecture delivered in CPL's owner voice.

2. This is the first study where the map pack simply doesn't exist — ads and AI own the top

Zero of four “termite treatment [city]” queries returned a map pack. LA's top is crowded by Pacific Coast Termite ads (“No-Tenting Termite Control, 2yr Termite Treatment Warranty”) and Salute to Service (“Veteran-Owned… Free Inspection”); Phoenix and Dallas show Local Services Ads blocks; AI overviews appear in three of four markets. Consequences: offer language must be ad-quotable and AI-overview-quotable, Google-guaranteed LSA badges replace pack rank as the local trust layer, and the organic fight is pure brand + content.

3. The real-estate moment is unsold — only 2 of 8 touch it

Texas Star sells WDI reports for refi and real-estate transactions; CPL has a WDI/real-estate page. That is the entire field. HomeTeam — a national brand — has no inspection/WDI page at all, and Western's transferable timber warranty is the only escrow-flavored asset anyone built. “Termite inspection” queries surface Yelp listicles, not specialists. The inspection-led site — free inspection, written report, escrow/transferable warranty — owns the cheapest intent in the funnel with almost no competition.

4. $49/mo is the market's agreed anchor — and repair-cost fear closes the jump

Moxie has the best conversion stack in the whole pest study (zip-gated instant quote → self-serve checkout, “Online exclusive discount… Save 65%”, hidden ad-attribution fields, “Based on 3260 reviews” on-page) but zero termite depth — no WDI, no pre-construction, no wood repair. Texas Star ranks in Dallas off one geo-blog post (blog dormant since Feb 2024). And HomeTeam blocks every AI crawler in robots.txt while AI overviews answer its query. The template simply has to put all of it on one site.
